Aluminium Window Maintenance: 6 Easy Tips for UAE Homes
Aluminium windows in the UAE are exposed to extreme heat, fine sand, salt air (near the coast) and infrequent but heavy rain. With basic care twice a year, they'll perform well for decades.
1. Clean tracks and frames quarterly
Sand collects in sliding tracks and stiffens the rollers. Vacuum out the tracks every 3 months, then wipe with a damp microfibre cloth. A small drop of silicone spray on the rollers keeps them gliding.
2. Inspect rubber gaskets annually
EPDM gaskets seal the glass into the aluminium frame. Check for cracks, gaps or shrinkage — especially on south-facing windows. Replacement gaskets are inexpensive but stop draughts and AC loss.
3. Lubricate hinges, locks and rollers
Use silicone-based lubricant — never WD-40 or oil-based products that attract sand. Apply to hinges, multi-point lock mechanisms, sliding rollers and tilt mechanisms once a year.
4. Re-silicone external joints every 5–7 years
Around the outside frame, silicone seals the gap between window and wall. UAE sun degrades silicone faster than most climates. Have it inspected at year 5, replaced at year 7–10.
5. Don't pressure-wash
Direct high-pressure water can force water past gaskets and cause internal corrosion or stains. Hand-wash with mild soap and rinse with low-pressure water.
6. Watch for hairline cracks in glass
Particularly after a sandstorm or impact. A small crack in tempered glass can spread quickly under thermal stress in UAE summers. Replace promptly.
